The developer of “Arbor on Main” (previously known as “Valhalla”) plans to file an Administrative Amendment to the approved site plan in order to do the following:
- Reduce the maximum building height at the southeast corner, in accordance with neighbor’s requests. This would remove one story from that building element.
- Reduce the unit count from 454 down to 450
- Increase the amount of roof top dedicated to solar, while reducing green-roof area
- Reduce structured parking under the buildings in anticipation of proposed changes to parking requirements recently approved by the City Planning Commission. This change would reduce the number of parking spaces per unit from 1.5 to 1.3.

Background
City Council approved the rezoning and site plan for the “Valhalla” development (later renamed to “Arbor on Main”) on June 7, 2021. A cluster of fifteen parcels (a total of 9.8 acres) at South Main was rezoned to R4E (Multiple-Family Dwelling District) with Conditions. The site plan included 454 Dwelling units (studio, one- and two-bedroom) in four stacked apartment buildings and five townhouse buildings, as well as two additional buildings. (Legistar) (Legistar)
